Honest and Fair. We have worked with Jim Moody and his team for more than 10 years. Their advice has always been spot on and helpful. We like the fact that we can always talk to someone about our rentals and that they always send copies of any bills they pay to us with our monthly checks. We never worry about our rentals with them. They really seem to care about us.

Professional folks. I have been dealing with the folks at FLEX, expecially Jim Moody, for about 6 months and everything he's ever promised has been delivered and on time. The book-keeper Laurie, sounds very professional, helpful and courteous.

This looks like a serious organization.

HORRIBLE MANAGEMENT. Poor response to work orders. I had a work order that was put in the the mangment on dec 23 and they still have NOT CAME TO MY HOME to resolve my issue. My toilet is out of order and has been for almost a week. I've called the company multiple times each daily, with no avail. My problem was that my toilet will flush, and fill back up, but will not stop filling. It sounds like the water faucet is on. I spoke with a lady name SUSAN on DECEMBER 24 and she asked me to look at the back of the toilet and see if everything is correct. First off I have never lived anywhere, where I would need to know about fixing toilets. I am not a plumber. The company is very rude on the phone when I in regards to the same work order. Another thing is that the phone number is NOT a direct number to the property Manager. Therefore every time I called I HAVE TO LEAVE A MESSAGE, for the manager to call me back. WTF? It is December 28 and I have NOT SEEN OR HEARD from Maintainece Yet.

Wow,Maybe I should call JOE the "uncertified Plumber" to fix this.

Having a bad day ?. Right up front, I presently have no properties with this company. I do, however have more than a little knowledge about Toledo's rental market and the property management business. I have owned rental properties in the past, presently assist several major banks with their foreclosure property management, have hosted local "real estate based" radio talk shows and have been an agent in toledo for twelve years (yep - Flex Realty and proud of it). Petpro has one thing right. I bust Jim's chops on a regular basis about always getting his voice mail. Jim has that cell phone in his ear so much I am suprised it hasn't taken root there. He doesn't always respond immediately but I have never known him not to return any and all calls. We both run two businesses and I just WISH I could keep up with him. I have no idea what Petpro's situation is but I do know this. Rental property owners have the final say as to who rents their property. Better properties, by and large, attract more stable tenants. You can't spray perfume on a pig and pretend you have a show horse. If an owner is unhappy with his service maybe they should "fire" Flex Property Management and try working with the "renters" on their own. I am fairly sure that Jim would be more than willing to kick them to the curb and have more time to work with quality owners. There is, after all, just so many hours in the day. By the way, if anyone thinks that they can manage their own properties better than Jim does, I WISH YOU LUCK. Be sure to let me know how it works out. I can always use more REO's

Done Right. Jim Moody here,

The reviewer is right in one thing, I do have a hard time returning phone calls, that's why we have a great staff to answer calls. All owners have the final say in tenents...if this owner didn't like hers, perhaps she should not have been so desparate to take one or better yet, owned properties that would attract better residents. To say we look for the worst possible tenetns is practically delusional. We managet almost 400 units, have had owners with us more than 10 years, come with references and solve lots of problems. I wonder if this owner left us or was one of the owners we asked to leave.-jim moody

The manager is awful with customer service and professionalism. I have a number of properties with this company. They do as little as possible and do not keep up the properties at all. I swear they look for the worst renters they can find. The office staff is okay but the manager is not very professional. He puts on a big show and then never returns calls, makes excuses that he isn't in the office and can not do the simplest of tasks. If Jim Moody is the owner, I pity the employees. I would NOT recommend this company. I am dumping them as soon as I can.
